The county of Machakos is part of the larger Eastern region of the country and is known for its agricultural potential and growing urban centres. While the core of the development falls within Machakos, it's important to note that the broader Konza Technopolis project spans across three counties due to its ambitious scale: Makueni County to the south and Kajiado County to the west. It is yet far enough to provide a spacious and organised tech hub away from Nairobi’s congestion. With highways and future railway extensions, accessibility will only improve, making Konza one of Kenya’s smartest investment locations. The journey from and to Nairobi by road typically takes around 1 to 1.5 hours, depending on traffic. So yes, you can live and own land in Konza, build a residence and commute to Nairobi daily. Given Konza’s rapid development, is on the rise, making it an attractive prospect for investors.

 

·        Konza to Mombasa: Mombasa, Kenya's major port city on the coast of the Indian Ocean, is significantly further away from Konza, at a distance of approximately 480-500 kilometres (300-310 miles). The primary route connecting them is the Mombasa-Nairobi Highway, which passes near Konza. Travel time by road is considerable, typically ranging from 6 to 8 hours. There are plans to extend the Standard Gauge Railway (SGR). This will significantly reduce travel time in the future. This is fodder for speculators who can buy land cheap now and wait till it appreciates when the SGR is done.

 

·        Konza to Kisumu: Kisumu, Kenya's third-largest city, is located in the western part of the country on the shores of Lake Victoria. It is the furthest major city from Konza, with a distance of roughly 400-420 kilometres (250-260 miles). Travel by road usually takes around 6 to 7 hours. While there isn't a direct, major highway connecting them, the national road network facilitates travel between the two. To travel from Kisumu by road involves taking the A104 towards Nairobi and then connecting onto the A109 south towards Mombasa until you reach Konza. This is a long journey best undertaken by private vehicle or long-distance bus services. Flights from Kisumu to Nairobi, followed by road transport to Konza, are also an option.

 

Rationale Behind Konza Technopolis's Location

 

Proximity to Nairobi: Its close proximity to the capital city offers access to a large talent pool, established infrastructure, and major government institutions. Konza’s location was carefully chosen to maximise Kenya’s technological potential. The spacious land for development allows master-planned infrastructure and strong connectivity. Konza sits along Mombasa Road, enabling rapid transport for businesses and tech leaders.

·        This allows for synergy and collaboration while providing a less congested environment for growth. The most direct route is via the Mombasa-Nairobi Highway (A109). You can take public transport (buses and matatus heading towards Mombasa) and alight at the Konza junction or directly at the Konza City entrance. Private vehicles can easily access the site via this highway. You can also use Uber, Bolt, Little Cab or any of the myriad online hailing cabs.

 

·        Availability of Large Tracts of Land: The chosen area offered a large expanse of undeveloped land, allowing for master-planned development without the constraints of existing urban sprawl. The government acquired 5,000 acres specifically for this project from the residents of Machakos, Makueni and Kajiano. Some of these landowners in the outskirts of Konza are still selling so speculators have many options when it comes to owning a piece of Konza.

 

·        Connectivity via Mombasa Road: Being situated along the Mombasa-Nairobi Highway, a major transportation artery, provides excellent connectivity for the movement of goods and people across the entire country from East to West. The future extension of the SGR is expected to further enhance this connectivity. From Mombasa, take the Mombasa-Nairobi Highway (A109) heading towards Nairobi. Konza is located approximately 480-500 kilometres along this route. Long-distance buses and private vehicles are the common modes of transport.

 

·        Favourable Climate and Topography: The area generally has a favourable climate and relatively flat topography, making it suitable for construction and infrastructure development. Currently you can still see antelopes in the undeveloped Konza landscape.
